You or your representative MUST have viewed the property. All adults (Over 18) who will reside at the property MUST each make an individual application.

Terms and Conditions for Referencing
We operate a comprehensive referencing system to protect our landlords and offer you quality properties with a professional letting service. This will involve a credit check, current landlord reference, employment, or self-employment ,referencing (if applicable) or School of Study reference.
If you have an issue that may affect the application please discuss it with us before applying. A new feature of our referencing is now an affordability calculation to again ensure the landlord is protected and you have not over stretched yourself.

There is a fee for this service of £95 per person for residential property applications and it is non-refundable. We also offer an Express Service where the referencing can be completed in 24 hours or less for £105. Commerical referencing is a fee of £130. Fees can be paid after completing the form or at this stage by clicking the link on the right of this text.
On receipt of the application form and fee for each applicant we will hold the property and subject to satisfactory referencing offer it to you. Langford will never take on other applicants for the same property and see which is a better candidate(s). If we accept an application and process your fee it means you are the ONLY people being considered.
Referencing can take up to 5 working days so please be patient. If we need more information we will call you directly. It is not necessary for you to call us to find out the progress, as any news we call. Also please let us know in advance of an application if you need to be referenced quickly as it can be speed-ed up at an increased charge of £10.00.
In the event a reference report is negative we may require a guarantor. In this event, the proposed guarantor must then fill in an application form with a fee of £95. Subject to this being passed then a final decision will be made as to whether a contract is offered.
In all cases a final decision on offering a contract is at the sole discretion of Langford and cannot be appealed. All information gathered in the reference report is treated as confidential and will not be disclosed to the applicant, landlord, or third parties. With written consent agreed information can be disclosed to the landlord.
